OUR MISSION

During the last few years Bulgaria has become one of the most desired investment destinations in Europe. This interest resulted in a rapid growth of the real estates market. Along with that a lot of Real estate agencies were established to meet this interest. On our site we have listed the offers of number of real estate agents, who have a contract with EstateConsult for selling properties with fixed commissions. All the properties listed on this site are carefully checked for heirs and their documents meet the Bulgarian legislation criteria.

As the land reform in Bulgaria was not so successful, a single piece of land is split among a number of heirs. In most of the cases not knowing the real owners of the land, the investor pays for the whole lot, but gets only that part of the one that sells the property. EstateConsult is specialized in mediation, negotiating and legal representation on behalf of foreign investors and citizens. Our mission is to provide Professional Legal Advise and Consulting, when buying property in Bulgaria. To assist and help finding, negotiating, buying, managing or building a property.

SERVICES & COMMISSIONS

Our services are designed in a way to meet the overall criteria of foreign investors and citizens. We provide Bulgarian Law and real estate market assistance even before you come to Bulgaria. You can place your questions directly on our Legal advice page.
For our clients we arrange their business trip to Bulgaria and do all the necessary paper work.

Our services are based on the following principles:
- You pay only if we have a positive final result with any of the services we advertise
- We provide legal and marketing information to our clients at all stages during their visit in Bulgaria, in order to help them to make the right decision. 

   1. WE DO NOT CHARGE FOR A VIEWING TRIP

   2. REGISTRATION OF A BULGARIAN LIMITED COMPANY - 750 EUR (550 GBP)

   This price includes:
- Lawyers fees
- Notary fees
- Court taxes
- Registration of company at the relevant State Court,
- Registration of company at the relevant Tax Office,
- Registration of company at the statistics office
- Getting a Tax card and a BULSTAT Identification card for the newly established company,
- Making the company’s official seal
- One year charge free registration and support of registered address and post address.

   3. OTHER EXPENSES:

Depending on the price of the estate there are other expenses that should be paid separately by the buyer: notary fees, 2% tax for purchasing an estate, etc. These additional charges are not high. For example the amount of these other expenses for a rural house costing 10 000 EUR (approximately 7400 GBP) these charges will be 150-300 EUR (GBP) depending on the tax evaluation of the estate.

   4. NEGOTIATION FEE – 30% of the reduced price:

In case it is your desire Estateconsult can negotiate with the owners of the estates (agencies) in order to get the property for you at a lower price. If we succeed to do so, we will charge you with a fee for this service at the amount of 30% on the difference between the initial and the final price.

   NB: We remind you that this service of ESTATECONSULT applies not only for estates that we publish on this site. In case you decide to buy or rent an estate somewhere in Bulgaria and you have seen this property not on this site but somewhere else we will be happy to assist you and get the estate for you at a lower price which is our basic priority.

In case you decide to use this service you can purchase the real estate at a lower price through our assistance. Being aware of all aspects of Bulgarian legal system, social life and mentality we can negotiate for you better purchase conditions. The negotiation fee is payable only If we succeed in the negotiations. If not – the service is FREE.

   5. LEGAL FEES

As you already know different agencies and private sellers advertise their estates on this site. We are specialized in consulting clients and assisting them in the process of the purchase. This includes:
- Full check on the estate (on ownership documents, land sketch, securing proper title deeds)
- Organizing of a preliminary contract
- Signing of final contract – notarial deed
- Organizing the payment of the 2 % estate tax to the Tax authorities
- Organizing all other relevant documents
- Declaration of the purchased estate at the Tax office
- Translation of documents

   There are two options:
1. If you want to purchase an estate that you find on this site it means that we have the contacts with the agency or person who sells it. This allows us to make the above pointed check on the estate and purchase documents in shorter terms and without serious trouble. Then the price of our legal assistance listed above is 500 EUR.

2. If you desire to purchase an estate that you find not on this site but somewhere else and inform us 2 weeks prior to your coming, we can make the above pointed check on the estate, prepare the relative documents and even negotiate a lower price for you. Then the price of our legal assistance will be 800 EUR

   6. AGENTS COMMISSION - 3 %.  NO MINIMUM FEE

For each estate purchased from this site there is a charge of 3% agents fee on the purchasing price. Because many different agencies publish their ads on the site we advise them to unify their commission fee in order not to confuse clients. The 3% commission is payable when paying a deposit and signing the preliminary contract for purchasing the estate.

   7. MANAGING PROPERTIES:

ESTATECONSULT has the capacity to arrange the management of your estates in Bulgaria despite This service includes: advertising to get customers, communications with customers, reservations, meeting at Airport and driving the customers to the estate, giving/accepting keys, maintenance and payment of bills, cleaning, etc.
For managing and renting estates on short term basis (up to 14 days) we charge 20 % of the rental  income generated after deducting the operational costs (monthly bills of the estate, cleaning, maintenance,etc.).
For customers who want to let estates, purchased with our assistance, to long term tenants (minimum 12 months) we charge a commission amounting to 50 % of the first monthly rental). Please contact us for more details.

   8. CONSTRUCTION AND REPAIR:

We work with professional construction companies in each Bulgarian region. Thus we can help you in choosing the best quality construction or maintenance company for the most reasonable price. WE DO NOT CHARGE FOR THIS SERVICE. We do this for free. ESTATECONSULT can negotiate the best contracts and the lowest prices instead. Please contact us for more details.

   9. ARCHITECTURAL/INTERNAL DESIGN:

ESTATECOSULT will be happy to assist you to get a new architectural design or interior for your estate by experienced professionals and at a very reasonable price. This service is also FREE OF CHARGE. What we can do is to find the best company at the fairest price. Please contact us for more details.
